When the collateral is the loan — property, title and mortgage, digitised
Nanostuffs built SMFG India Credit a Loan Against Property origination platform on Salesforce Platform and Experience Cloud — digitising secured lending across four subtypes, from property and collateral capture through valuation, legal title verification and mortgage creation to disbursement, with 22+ integrations and panel-managed valuers and lawyers built into the flow.
In a property-backed loan, the borrower is only half the risk — the property is the other half. Valuation, legal title, chain-of-title and mortgage creation are external, slow and SLA-bound. The hard part was making them part of a digital flow instead of the thing that stalls it.

SMFG India Credit — diversified NBFC
Challenge
Property-backed lending stalled on external valuation, legal title and mortgage steps — manual, slow, SLA-bound, hard to track
Solution
A Salesforce + Experience Cloud origination platform with panel-managed valuation, legal verification, CERSAI and mortgage creation built into the flow
Result
Faster sanction and disbursal, with property, legal and mortgage steps orchestrated and SLA-tracked
The property is half the underwriting — and the slow half
SMFG India Credit's Loan Against Property business lends against residential and commercial property, lease-rental discounting, and balance-transfer-plus-top-up. In every case the loan is secured on real estate, which means the property itself has to be assessed as rigorously as the borrower — and that assessment is where secured lending slows down.
A property-backed loan depends on things that live outside the lender: a technical valuation of the property (often by two valuers), a legal title search and chain-of-title review, panel valuers and lawyers with their own turnaround times, CERSAI checks and charge filing, stamp duty and mortgage creation. Run manually, these steps are slow, hard to track, and easy to lose in email — and because they're external and SLA-bound, they become the bottleneck that determines how long a LAP takes.
SMFG needed the whole secured-lending journey digitised across four subtypes — including the property, legal and mortgage steps that are hardest to control.

Why Salesforce Platform + Experience Cloud
LAP origination needs a stage-based workflow, deep integration, panel/SLA management and strict governance — Salesforce Platform strengths. Experience Cloud provides the portals for applicants, DSAs, and the external valuers and lawyers whose work sits on the critical path, alongside internal credit and operations teams.
On Salesforce, SMFG got the workflow, audit trail, maker-checker controls and role-based access as platform capabilities — so the engineering went into the parts that make property lending hard: the collateral and LTV logic, the panel-managed valuation and legal steps, and CERSAI/mortgage orchestration.
What Salesforce + Experience Cloud handles natively
- A configurable, stage-based origination workflow from lead to disbursement
- Experience Cloud portals for applicants, DSAs/partners and internal teams
- Maker-checker controls, deviation matrices and a full audit trail
- One record model connecting application, applicant, collateral and decision data
Where custom engineering was needed
The custom engineering was the collateral and legal dimension: property and multiple-collateral capture, an LTV policy engine, two-valuer technical valuation, legal title and chain-of-title workflows, valuer/legal panel management with SLA tracking, CERSAI property-dedup and charge filing, and mortgage creation — plus the same 22+ integration fabric.

Making property valuation and legal title part of the flow, not the bottleneck
The hard problem in LAP isn't the borrower's income — it's the collateral. A property-backed loan can only be sanctioned once the property is valued, the title is legally clear, and a mortgage can be created and registered. Those steps depend on external parties — panel valuers, panel lawyers, CERSAI, sub-registrar records — each with its own turnaround, and each traditionally handled outside the system in email and spreadsheets. That's where LAPs stall, and where risk hides: a missed title defect or an over-optimistic valuation is a direct loss.
So the challenge was to bring the slow, external, SLA-bound parts of secured lending inside the digital flow — to manage valuers and lawyers as panels with tracked SLAs, capture two-valuer technical valuations and legal title reviews as structured steps, run LTV policy against real valuations, and drive CERSAI and mortgage creation from the platform — without pretending the external dependencies don't exist.
The fix was not to speed up valuers and lawyers — it was to bring the property, legal and mortgage steps inside the platform, panel-managed and SLA-tracked, so the collateral work runs in parallel and in view instead of stalling the file.
Nanostuffs built collateral and multiple-property capture, an LTV policy engine, the two-valuer and legal-title workflows, valuer/legal panel management with SLA tracking, and CERSAI/mortgage-creation orchestration — all inside the Salesforce flow, backed by the same 22+ integrations. The property and legal work that used to stall LAPs became structured, tracked, parallel steps in one governed origination journey across four subtypes.
Before
- Property valuation, legal title and mortgage steps handled manually, outside the system
- Panel valuers and lawyers tracked in email — SLAs invisible, files stalling
- LTV assessed against valuations that arrived slowly and inconsistently
- CERSAI, stamp duty and mortgage creation as disconnected manual steps
After
- Property, legal and mortgage steps built into the digital flow, SLA-tracked
- Valuer and lawyer panels managed in-platform with turnaround visibility
- LTV policy engine running against structured two-valuer valuations
- CERSAI filing, stamp duty and mortgage creation orchestrated from the platform
